This FAQ answers common questions about purchasing at Mango Beach Estate. We’re committed to full transparency and want you to feel confident every step of the way.
1. Do I own the land?
No – as a foreigner in Mozambique, direct land ownership is not permitted. However, Mango Beach Estate uses a secure legal structure called Direito Real de Habitação Periódica (DRHP). This gives you exclusive, long-term, transferable usage rights, formally registered under Mozambican law. You get full control, resale rights, and permanent use, similar to sectional title ownership.
2. Is this safe and legally secure?
Yes. DRHP is government-approved, notarially registered, and legally enforceable. Your right is protected and can be transferred, inherited, or sold.
3. What happens if the developer leaves or something happens?
Mango Beach Estate is owned and operated through a Mozambican company with a long-term presence in Tofo. Long-term governance structures and reserve funds ensure continuity.
4. What are the monthly costs?
Each unit pays a monthly levy of R1,450 to cover shared services. Included:
- Security & Access Control
- Garden & Path Maintenance
- Staff & Admin
- Utilities
- Reserve Fund
5. Can I rent out my unit?
Yes, both short- and long-term rentals are allowed. Optional rental management is available. The standard option would rent out for aprox R1500 per night in low season and up to R4500 in high season (Per night)
6. Can I sell my unit later?
Yes. DRHP rights are transferable and resalable. We assist with the process.
7. What if the estate isn’t well maintained?
Levies cover all operational needs, including a reserve fund for maintenance. Governance and finances are transparent.
8. Can I change or extend the building?
Yes, structural changes are allowed with prior written approval. Upgrades must follow estate guidelines.
9. Is it safe to invest in Mozambique?
Yes. Mozambique has investor protections, a growing tourism sector, and legal structures for property use like DRHP.
10. Can I visit the estate before buying?
Yes. Site visits are welcome. We can even credit part of your travel cost if you proceed with a purchase.
11. What’s the purchase process?
- Sign a reservation form and pay R5,000 deposit (refundable within 10 days)
- Review and approve building plans
- Sign final agreement and pay balance
- DRHP is registered in your name
- Construction begins or you take possession (depending on package)
